This first conversation is free, it’s unhurried, and there’s no obligation. If we’re a good fit, you’ll know it. If we’re not, we’ll tell you that too.

We don’t flatter. We don’t tell sellers their property is worth more than the market will support in order to win a listing. We don’t make promises about timelines we can’t keep. And we don’t disappear when a transaction gets complicated.
If the market data suggests your price expectation needs adjustment, we’ll have that conversation — directly, respectfully, and with the data in front of both of us. If an inspection surfaces a problem, we’ll help you understand your options without panic or spin. If something isn’t working in the marketing, we’ll tell you and we’ll recommend a response.
Sellers who work with us sometimes hear things they weren’t expecting. In our experience, they’re almost always grateful for it — because the alternative is finding out from a buyer’s attorney, or from a price reduction six weeks into a listing that should have been priced correctly from the start.
What We Handle — So You Don’t Have To
Selling a Catskills vacation property from a distance adds a layer of complexity that we’re experienced in managing. Many of our sellers don’t live at their property full time. Some don’t live nearby at all.

We oversee the work, confirm it’s done right, and give you a clear picture before the cameras arrive.

Every property we list receives cinematic photography, videography, drone aerial footage, and an immersive 3D virtual tour — produced by professionals who understand what makes Catskills properties compelling to the buyer who is evaluating remotely. This is not optional and it is not an upsell. It is how we list every property.
A fully custom marketing campaign. Your property gets a tailored strategy — not a template. Targeted digital advertising, MLS syndication, email to our engaged audience through The Guide, and direct outreach to the agent networks most likely to have your buyer. Every element of the campaign is built around your specific property and the buyer it’s designed to reach.
Guided showings. We are present at showings — in person, knowledgeable, and prepared to tell your property’s story in real time. We don’t hand buyers a lockbox code. We guide the experience, answer questions about the area and the community, and follow up with every showing agent afterward for feedback.
Transaction management. Once you’re under contract, we actively manage the process through attorney review, inspections, appraisal, title, and final walkthrough. We anticipate problems before they become crises, keep all parties aligned and on schedule, and communicate with you proactively so you’re never left wondering what’s happening.
Remote coordination. If closing logistics require coordination — power of attorney arrangements, scheduling that accounts for travel, remote participation where permitted — we manage those details well in advance so closing day is straightforward regardless of where you are.
