Enchanting Retreat in Bovina Center: A Bohemian Paradise Awaits

This magical living and working estate is tailored for artists, entertainers, or anyone seeking a peaceful yet vibrant lifestyle. With its perfect blend of space, elegance, and inspiration. A rare opportunity to embrace the artistic life you have always dreamed in the Bovina Center.

Imagine your days creating in your private art studio, evenings surrounded by friends and family and warm summer afternoons poolside as hawks and eagles drift on thermoclines rising from the heated Catskill valley air high above you. Nestled walking distance from a picturesque village this unique property offers exceptional country living with impressive options for those seeking artistry, tranquility, and natural beauty in their lives. 3 livable buildings, including an 1860 Classic American Farmhouse with Victorian AND Greek Revival flavor, a Gambrel-roofed Shotgun Guest House, and Modern 37x70 Art Studio (with bath and kitchenette), are sited on 15 acres of “Gin Hill” just outside of Bovina Center NY.

The main house (circa 1860), exudes timeless charm with its grand two-story design, inviting covered rocking chair porch, and stunning period details like the striking two-story bay windows that provide increased natural light and ventilation, expand the interior space, and add a touch of grandeur and sophistication to the home. Anchoring the open-air kitchen, these windows throw luminesce throughout the space, reflecting off cherrywood floors to create an atmosphere that is at once warm and welcoming on cool days, and, when open, invite a comfortable and fresh airflow during even the clammiest dog days of August. The attached glassed-in summer room makes a wonderful family room. Listen to the leaves rustling in the trees outside as the scent of lilac and freshly cut grass fills the atmosphere.

The modern kitchen inspires creativity, with a large center island space for advanced culinary creations and easy entertaining with friends all still nearby. This spacious living area radiates warmth and character which is further enhanced on cold winter days by the new Jotul wood-burning stove in the corner, making it a true sanctuary for both relaxation and inspiration. A convenient half-bath is next to the mud-room/pantry which opens onto a fenced stone patio ideal for morning coffee and al fresco meals.

The first floor is completed by a large bedroom with three windows looking onto the covered rocking-chair porch, plus a private palatial lavatory with arched-glass windows, and centerpiece clawfoot tub.

The classic center-hall stairs are secured by a robust yet elegant carved baluster to the second floor where you’ll find three additional bedrooms (one with a hidden stained-glass pocket door) and a nice-sized central full bath.

Let your artistic dreams bloom in the custom-made 30x70 art studio, a haven for creativity outfitted with full electrical service, a wood stove, a workshop area, a full bath, and a kitchenette. The high ceilings, open floorplan and smooth poured concrete floor, and even a roll up door in the back for convenience. This space is an artist’s dream come true.

The charming guest cottage, with its sloped Gambrel roof and white clapboard siding is adorable. Inside it will take your breath away! Start with the joyous wall treatments throughout the space. Add in a charming single bedroom with its own full bath, and an innovative kitchen space, and you have a terrific destination for all your guests, short-term or longer stays. The second half of the guest cottage is currently an inspiring workout space – think yoga, meditation, TRX and Peloton – wrapped in walls of reclaimed barn wood.

There is accommodation for pets, too! With a small animal barn with space for garden tractor and more. The thriving vegetable garden has a small greenhouse—perfect for cultivating your own fresh produce. And the potting shed might just be your favorite spot on the whole compound…or it could be the beautifully shaped swimming pool, complemented by a pool house and cozy sitting areas, where you can unwind and soak in the serene surroundings.

This magical living and working estate is tailored for artists, entertainers, or anyone seeking a peaceful yet vibrant lifestyle. With its perfect blend of space, elegance, and inspiration, this Bovina Center gem is a rare opportunity to embrace the artistic life you have always dreamed of. Your enchanting retreat awaits—come and make it your own!

About the Area

Hamlet of Bovina Center, NY

Located in one of the Catskills’ most beautiful valleys, Bovina, NY has had a storied past, and is experiencing a profound re-emergence. With inns, restaurants, B&Bs, festivals, and a host of annual activities, Bovina is one happen’n place. For a village that is hardly even a cross-road, Bovina and Bovina Center are the hub of Great Western Catskill activity. Artists, designers, inn-keepers, restaurateurs, farmers, hipsters, and kids of all ages mingle and meet on the streets of Bovina…well, the street of Bovina.

With a seasonal population south of 1000 total, not including the sheep, cows and horses, Bovina is small on people, but big on fun. The town was formed in the 1820’s as a center of dairy production. Recently, the redevelopment of the Bovina creamery, kindled by the Bovina Valley LLC and the Livestock Foundation educational fund, brings life full-circle. This project includes a working dairy farm, the creamery, and a soon-to-be-active restaurant, and additional guest rooms. Artist tours, music, and a host of other activities emanate from this haven throughout the summer and into the fall and winter.

Speaking of winter…for those who love to ski, it’s hard to find a better base from which to launch your Catskill ski weekend. With Plattekill Mountain minutes away, your whole family can ski, snowboard, or mountain biking when there’s not snow (or just regular biking–you can rent bikes for $30/day and do the scenic trails!) But Belleayre and Windham, Mountains are also close, so you have a choice. And of course, cross country skiers will love the open country side. The near-by Catskill Scenic trail is a great option, any season, but ideal for cross-country skiing with over thirty miles of rail-bed trail open to the public.

When you’re thirsty, or hungry, look to Brushland Eating House in Bovina, or the General Store. Just down the road in Andes, there is the Wayside Cyder Mill, Two Old Tarts, The Andes General Store, and the great Andes Hotel.

Town of Delhi, NY

Nestled in the foothills of the magnificent Catskill Mountains, Delhi offers so much to visitors, locals and businesses alike. The area is anchored by the quaint college town feel of the bustling Main Street in the village of Delhi, while also offering the magnificent splendor of our agricultural landscapes and fantastic surrounding towns.

Located in the largest of all the counties in the Catskill region, the greater Delhi area is the political and cultural center of Delaware County, New York. With a diverse population of full-time residents, an extremely healthy second home owner community and approximately 2800 college students attending SUNY Delhi, the Delhi area is brimming with passionate and active community members committed to economic growth while maintaining the pristine beauty of our area.

The village of Delhi, located at the center of the town of Delhi, sits on the West Branch of the Delaware River, at the junction of Routes 10 and 28. It’s population of about 5,000 is comprised of an eclectic mix of people with deep roots in the community to new transplants escaping urban lives, featuring a diversity of occupations including farming, manufacturing, artists, health-care, technology, education, and more. The village of Delhi is the region’s liveliest gathering place and includes a well-kept three-block Main Street with a variety of stores, restaurants and cafes. Here you can browse eclectic galleries, antique shops, an artisan guild featuring local talent, and more.

At one time, Delaware county was the largest producer of dairy products of any county in the U.S. Today, in Delhi and the neighboring towns like Franklin, Hamden and Walton, the number of working dairy farms is much less, but the verdant valleys and pastures that fueled the industry still exist and are powerful attractions for both tourists and new transplants, looking to get away from the more congested urban areas. People are drawn to the area’s year-round outdoor beauty and recreational activities, as well as it’s rich arts and culture offerings. Whether it is live, original music, world-class theater or thought-provoking and inspiring fine art, it is within arms-reach. In fact, it was Delhi’s vibrant Main Street, extensive outdoor activities and arts that helped Delhi secure sixth place in Budget Travel’s 2015 list of “America’s Coolest Small Towns”. Because of all of this, and the fact that Delhi is within relatively easy reach of New York City, many New Yorkers see it as an attractive location for second homes. And with the advent of high speed internet, many ex-urbanites make Delhi their permanent home and telecommute to jobs anchored in NYC.

With a population of approximately 3,000, the Village of Delhi nearly doubles in population each fall when students arrive to attend college at SUNY Delhi, part of the renowned State University of NY system for higher education. The college campus is located on 625 acres just outside the village off Main street. Already highly regarded as a 2 year college it is expanding its 4 year programs that currently include Nursing, Hotel & Restaurant Management, Technology and Golf and Turf Management programs. SUNY Delhi is also home to the Catskill Mountain Music Festival.

Heading west on Route 28 lies the city of Oneonta, NY with approximately 13,000 people. Oneonta is home to two college campuses: SUNY Oneonta and Hartwick College, which combine to bring over 7,000 students to the city. Delhi residents take advantage of Oneonta’s amenities, which include the Southside Mall and Cinemas, the Holiday Lanes bowling alley, and a bustling main street full of restaurants and shops.

Delaware Academy Central School District

Founded in 1820, Delaware Academy is one of the oldest educational institutions in the state and has been continually certified by the Board of Regents since December 12, 1902.

The campus is impressively situated atop a hill in the western end of the village overlooking the town and valley, with the river winding below. Originally, a private academy, limited public education began in 1903 with the present Central School District being created by referendum in 1936.

Delaware Academy Central School District, encompasses the Towns of Andes, Bovina, Delhi, Franklin, Hamden, Kortright and Meredith, Delaware County. In all, the district spans 200 square miles in the Catskill Mountain region. This school system services the educational needs of the community offering education for grades K through 12. The District, which operates two schools, has approximately 750 students and is governed by an elected seven-member Board of Education.

Budgeted appropriations for the fiscal year total approximately $20 million. Delhi Academy Central School District has a broad number of studies with over 120 different courses, taught by a skilled and experienced faculty. It is an integral supporting element for the curriculum and provides students, staff, and administration with the tools and training necessary for effective communication and participation in a technologically advanced society. The district is networked internally, with the local community, and with the world. Students develop the skills needed to use technology well and the discrimination to use it wisely.

It is their goal to provide an environment in which student athletes develop a sense of pride, unity and character; where student-athletes demonstrate a strong social conscience. The middle and high school offer a variety of sports: Football, soccer, volleyball, baseball, softball, basketball, cross country, track and field, wrestling, golf, indoor track, tennis, and cheerleading. The sports teams are the Delhi Bulldogs, with a bulldog as a mascot.
